Residential Pest Control

Common Questions

How our residential pest control program works, what's included, and what to expect from your Banner technician.

Every quarterly visit covers the full perimeter of your home: exterior treatment around the foundation, a water-activated granular barrier across the yard, eaves swept for cobwebs and wasp nests, and crack-and-crevice dusting where pests like to hide. Interior treatment is added when needed, focused on the moisture-prone spots pests prefer — kitchen, bathrooms, laundry room, garage, and basement.
Most pest eggs hatch within 2–4 weeks. Your initial treatment knocks down the adults and lays the protective barrier; the 30-day follow-up catches the next generation as it emerges, breaking the egg cycle before it can re-infest. After that, quarterly visits keep your property protected year-round.
The first visit typically runs 30 minutes to an hour because we inspect every angle of your home, identify entry points, and lay the foundation of your barrier. Follow-up quarterly visits are usually shorter — the heavy lifting is already done, so we focus on maintenance, hot spots, and any new issues you've noticed.
Quarterly hits the sweet spot for Bay Area pest cycles. Most professional products and exterior barriers stay effective for around 90 days — which lines up almost perfectly with how often pest populations regenerate locally. Monthly is overkill for most homes and just adds cost; annual leaves long gaps where pests can re-establish. Quarterly keeps your home consistently protected without overspending.
We provide residential pest control across all five major Bay Area counties: San Francisco, San Mateo, Santa Clara, Alameda, and Contra Costa. That includes cities like San Jose, Oakland, Fremont, Hayward, Mountain View, Walnut Creek, Daly City, and Concord, plus dozens of communities in between. Check our Service Area page to confirm coverage in your specific neighborhood.
For most regular service visits, no — the bulk of our work happens on the exterior. Interior treatments are added when you're actively seeing pests inside (ants on the counter, spiders in corners, silverfish in bathrooms) or for specific issues like bed bugs, fleas, or rodent activity. Your technician will recommend interior service only when it's actually called for.
Just call us. If you're on a recurring plan and pests show up before your next scheduled visit, we come back and re-treat at no extra charge. That re-service guarantee is built into every recurring plan — you'll never pay twice to solve the same problem. Most call-back visits get scheduled within a day or two.
Our standard residential plan covers the most common Bay Area home pests: ants, cockroaches, rodents, spiders, mosquitoes, silverfish, and fleas. Bed bugs and termites are treated as specialty services because they require different products, prep, and inspection protocols — but yes, we handle those too. See pricing for each service.
